The 7-Point Contractor Checklist
Before signing any deck contract in Seattle, verify all seven of these:
1. Washington State Contractor License
Verify at l&i.wa.gov. Any contractor in Washington State performing work over $500 must be licensed. A license proves they've passed background checks and carry required insurance. No license = walk away.
2. General Liability Insurance ($1M minimum)
Ask for a Certificate of Insurance (COI) naming you as additional insured. If a worker is injured on your property and the contractor has no insurance, you may be liable. $1M minimum; $2M is better.
3. They Pull Permits
Any contractor who offers to "skip permits to save time" is protecting themselves at your expense. An unpermitted deck creates problems at resale, voids homeowner's insurance, and is a safety risk. A contractor who skips permits won't stand behind their work.
4. Local Portfolio with Real Photos
Ask to see actual Seattle-area decks they've built — not stock photos. Ask if you can visit or call a recent customer. A legitimate contractor will have references who are happy to talk.
5. Written Contract with Timeline and Scope
Every detail should be in writing: start date, completion date, materials specified by name/brand, payment schedule, what happens if it rains and delays the project.
6. Warranty on Labor
Material warranties come from manufacturers. What's the contractor offering on their workmanship? 1 year is minimum. 2 years is what professionals with confidence in their work offer.
7. Verifiable Reviews
Google reviews with names and photos are harder to fake than Yelp or Angi. Look for reviews that mention specific crew members, timelines, and details. Generic 5-star reviews ("great job!") tell you less than specific ones.
